BASIC TERMS AND CONDITIONS

Rent Payment / Pro-rations: All parties agree that preferably, the first day of a month would be ideal to limit the need for pro-rations on rent & other expenses that would transfer date of deed transfer.

Possession & Closing: Closing shall occur on a date mutually agreed upon by the parties, but in no event no later than thirty (30) days after Buyer has been presented with evidence of title as provided herein, preferably, the first day of a month. The parties shall be equally responsible for the closing agent fees, except that Buyer shall be solely responsible for any closing agent fees incidental to or arising from financing or the issuance of a mortgage title insurance policy.
